The Town is processing six applications for Amendments to the Town’s General Plan. A public hearing will be held by the Planning Commission and thereafter, upon recommendation of the Commission, a public hearing will be held by the Town Council to consider each of the amendment requests.

1. Case No.: AGP-10-01 Minor Amendment to the General Plan
(Resolution No. R2010- 08)

Location: 38020 N. Vermeersch Road, Cave Creek, AZ

Request: To consider a request for a minor amendment to the Town of Cave Creek Town Core Plan by changing the Town Core Plan, Land Use Map. More specifically, the request is to amend the Town Core Plan – Land Use Map, by changing the Land Use designation on the subject parcels from Desert Rural to Commercial Use.
The amendment, if approved, would have the effect of changing the Land Use designation on the subject property from Desert Rural to Commercial Use. The requested Commercial land use designation would allow the property to be considered for rezoning to any commercial zoning designation.
The case is scheduled for public hearing before the Planning Commission on Thursday, July 15, 2010 and before the Town Council on Monday, August 2, 2010. The case will be advertised for public hearing and the surrounding properties will be notified as required by State Statute.

Request: To consider a request to rezone the subject property from Desert Rural Residential (DR-89) to Commercial Core (CC) and to revise the Town of Cave Creek Zoning Map to reflect the subject change. Minor Amendment to the General Plan - Thorstenson - FAILED by a vote of 3-4.
The rezoning request regarding the subject parcel was rendered moot.

Location: Twelve parcels located on approximately 23.55 acres at the southwest corner of the intersection at E. Carefree Highway and N. Cave Creek Road.
Request: To consider a request for a major amendment to the Town of Cave Creek General Plan by changing the Land Use designations of the subject parcels from Desert Rural to Mixed Use.
The major amendment, if approved, would have the effect of changing the Land Use designations on the subject properties from Desert Rural to Mixed Use. The requested Mixed Use land designation would allow the properties to be considered for rezoning to any combination of commercial, multi-family residential or single family residential designation, upon application for a rezoning request and subsequent public hearings to consider the rezoning.

Request: To consider a request for a major amendment to the Town of Cave Creek General Plan by changing the Land Use designations of the subject parcels from Desert Rural to Mixed Use.
The major amendment, if approved, would have the effect of changing the Land Use designations on the subject properties from Desert Rural to Mixed Use. UPDATE FOLLOWING THE TOWN COUNCIL MEETING ON AUGUST 2, 2010:
At its August 2, 2010 meeting, the Town Council voted 7-0 to approve Resolution
No. R2010-10 amending the TownCore Plan - Land Use Map, as referenced in the Town of Cave Creek General Plan, changing the land use designation of parcel 211-10-006A, B & E
from a combination of Commercial and Medium Density Residential to Commercial and Open Space.
The Town Council voted 7-0 to give first reading to Ordinance No. O2010-05 amending the official Town of Cave CreekZoning Map by rezoning parcels 211-10-006A, B & E from a combination of Single Family Residential (R-18) and Commercial Buffer (CB) to Commercial Buffer (CB) and Open Space Recreation (OSR). Second reading of Ordinance No. O2010-05 will be given at the September 20, 2010 Town Council meeting. If adopted on September 20, 2010, the ordinance would take effect on October 21, 2010.
